The Planning and Zoning Department helps residents, property owners, and businesses understand and comply with the Town’s zoning regulations, development standards, and land use requirements. We review development applications, zoning requests, site plans, subdivisions, signs, variances, and other land use matters.
You can contact the Planning and Zoning Department to verify the zoning of your property. You can also use the Town’s online permitting portal to submit a zoning verification request and find information related to your property.
Development depends on the property’s zoning, size, location, access, utilities, and the type of project proposed. Planning and Zoning can help you determine what is allowed on your property and what permits or approvals may be required.
Many projects require permits or approvals before work can begin. Depending on the project, you may need Planning and Zoning approval, a building permit, grading approval, utility approval, or other permits. If you are unsure, contact the Planning and Zoning Department before starting work.
Most applications can be submitted through the Town’s online permitting portal GovWell. The portal allows you to submit applications, upload plans and supporting documents, and check the status of your project.
A variance is a request to allow a limited deviation from certain zoning requirements when specific circumstances of a property create a practical difficulty in meeting the regulations. Variances are reviewed through the Town’s established application and public hearing process.
Some home-based businesses are allowed, while others may require additional approval depending on the type of business and its impacts on the neighborhood. Contact Planning and Zoning before beginning a home-based business to determine whether a permit or approval is required.
Most permanent signs require approval before they are installed. Sign requirements can vary based on the property, zoning district, type of sign, size, location, and number of signs proposed. Planning and Zoning can help determine what type of sign is allowed and what application is required.
A pre-application meeting is an opportunity for applicants to meet with Town staff and discuss a proposed development before the review process. These meetings help identify potential issues early and provide applicants with guidance from Planning, Engineering, Utilities, Building, and other applicable departments.
